1. Do Your Due Diligence. Many folks skip this one crucial step in making sure Airbnb and or VRBO at your home is actually legal. Many cities have terms like home-shares and turnovers. Make sure to call your local city planner and visit their website to understand all the rules and regulations in your local area FIRST.
2. Know Your Guest Experience. If you have a place in the city, what kind of guests do you want to attract? Business folks or small families? Does a family need certain things that a business professional does not? The answer is yes. A business professional wont need a pack and play as compared to a family with a toddler. Know who you want to attract then start the process.
3. Don’t Half Ass Your Interior Design. While you may think that armchair is a keeper, your guests wont and it may actually bring down the overall aesthetic in your property. Hire a professional to make your property pop. Think about it, what makes you click on something? The look and feel. So put the money into an amazing designer to help your property sing.
4. Your Photos Need to Pop. No, if you aren’t a photographer already don’t start with your Airbnb. Hire someone who knows how to light and shoot your space. You definitely want someone with a proven portfolio. Each photo should tell a bit of a story without any words. Let’s face it, most guests don’t want to read tons of descriptors if they can just see that in your photos. Take them on a trip through their own imagination while scrolling through your pics.
